Ocean Breeze Village was designed and built as military housing in the 1950’s and 60’s. The 57-acre site is nestled within a forested enclave just west of the MacKay Bridge in Dartmouth, Nova Scotia.  Privatized in the 1990s, the site has operated as an investment property for the last 30 years.

Ocean Breeze Village was purchased by Basin Heights Community Limited Partnership in 2022. The group has since fostered a vision for building a diverse, vibrant and livable community. The comprehensive masterplan includesa mix of building types – townhouses, tall midrise and highrise – with easy access to a large central park. Installing all new services (water, wastewater, stormwater, power, communications and natural gas) will pave the way for this as-of-right high-density redevelopment

Dartmouth Future Growth

How the local market is changing

Dartmouth is experiencing measurable momentum in recent years, reflecting broader regional growth trends. Since 2019, Halifax Region’s population has increased annually by around 4–5%, driving a tight rental market (vacancy near 1%, expected to rise to ~2.5%) and corresponding growth in property values. Strategically significant infrastructure initiatives—such as plans to redevelop Shannon Park into a 3,000-unit mixed-use precinct (with at least 20% affordable housing) and potential inclusion of a ferry terminal—are reinforcing Dartmouth’s role as a key growth corridor.

  • rent trends and property values since 2019
  • amenities such as nearby waterfront
  • Shannon Park as future mobility hub with potential ferry terminal
